Zones

Kaysville's Farm Animal code provides regulations and information on requirements for farm animals. Before obtaining farm animals you will need to determine which zone your property is located in. 

  • Farm animals are a permitted use in the A-5, A-1 and R-A zones, though you must have a lot that is at least 21,780 square feet in size. 
  • Rooster chickens are not permitted in the R-T, R-1, R-D, R-2, R-4 and R-M zones.
  • In the R-T, R-1, R-D, R-2, and R-4 zones, farm animals such as horses, sheep and goats are allowed by obtaining a conditional use permit, as long as your property has a minimum overall lot area as shown in the charts below.
  • Fowl, rabbits and similar animals are permitted in R-T, R-1, R-D, R-2, and R-4 zones based on lot sizes as noted in the charts, as long as your property has a minimum overall lot area of 4,000 square feet (or 0.09 acre).
  • In the R-M zone, all farm animals are allowed, but only with a conditional use permit. 
  • A Conditional Use Permit is NOT required for chickens.

Property Structures

The property housing the animals must be enclosed by a fence sufficient enough to contain the animals. Structures housing fowl, rabbits or similar animals must be located at least 15 feet from all buildings on adjacent lots predominantly used or occupied by humans. Other structures for the care and keeping of farm animals, except swine, must be located at least 50 feet from all buildings on adjacent lots predominately used or occupied by humans. Structures for keeping swine must be located at least 200 feet from all buildings on adjacent lots predominately used or occupied by humans.

Owners shall show that odor, dust, noise or drainage be controlled so as to not create a nuisance or hazard to adjoining properties. Should these regulations not be followed, the conditional use permit may be revoked.
